I'm looking to upgrade to a bigger 3BHK in Noida, mainly for my kids' school. Wife wants a safe society. I've been considering a few builders, but confused about on-time delivery. Has anyone experienced delays with ATS or Godrej in Noida? Heard mixed reviews. Also, what about post-possession maintenance? Are the charges reasonable, or do they suddenly increase? Which one is better for end-users like us? I'm not looking for investment, just a good society to live in peace. Any suggestions, yaaron? Kya aap logon ko pata hai?

So, OP, which builder are you leaning towards now? Have you shortlisted any specific projects?
Honestly, Noida mein finding a good builder is like finding a needle in a haystack! But good luck to you! Hope you find your dream home!
I've been looking at some ready-to-move-in options to avoid the delay headache. Thoda expensive hai, but at least you know what you're getting.
Ultimately, it depends on your budget and priorities. List down what's most important to you (schools, safety, amenities, etc.) and then compare projects based on that.
My personal opinion? If you're prioritizing a safe society and good build quality, go for Godrej. But be prepared for higher maintenance charges. ATS is a good alternative if you're on a tighter budget.
Don't forget to negotiate! Builders are always willing to give some discounts, especially on bulk bookings or if you're paying in cash.
Check the builder's track record for resolving complaints. That's a good indicator of their customer service. Some builders are notorious for ignoring complaints after possession.
Possession status kya hai for the projects you're considering? And check the RERA registration number on the UP RERA website. That's the first thing you should do!
Haan, RERA number is crucial. It gives you some legal protection in case of delays or other issues.
Exactly. RERA is your friend! Use it wisely.
Rates are going up like crazy, especially after the pandemic! If you're serious about buying, don't delay too much. You might end up paying a lot more later.
I think sector 75-79 is good for families. Schools are nearby and the metro connectivity is decent. Check out projects there.
Kya aap logon ko pata hai about the new metro line extension? That's going to impact property prices in certain areas big time. Something to consider if you're looking long-term.
Bhai, I had a terrible experience with Supertech. Never again! Stick to established builders, even if they're a bit more expensive. Peace of mind is priceless.
Supertech is a nightmare! I'm still fighting for my possession. Avoid them like the plague!
Agreed. Supertech is a big no-no. They're known for their legal troubles and delayed projects.
Anyone have any experience with Mahagun? I've heard they're decent, but not sure about post-possession maintenance.
Mahagun is alright. Their construction quality is good. But their maintenance charges can be a bit unpredictable. They tend to increase after a few years.
My uncle lives in Mahagun Moderne. He says the maintenance is decent, but the RWA is a bit too involved in everything. Depends on what you prefer, I guess.
U2, Godrej is good, but their maintenance charges are crazy high! I know someone in Crest, and they're paying almost 15k a month! Is it worth it for the amenities?
15k! That's insane! My friend in ATS Greens Village is paying around 8k, and they have similar amenities. Maybe Crest is just a really premium project.
Haan, depends on the project. Godrej Woods mein suna hai charges are slightly lower than Crest. But still, relatively higher than ATS. Luxury comes at a price, I guess.
Guys, remember to factor in the sinking fund too! That's usually a big chunk of the maintenance charges.
I bought in ATS Greens 3 years ago. Initial possession was delayed by 6 months, but overall experience has been good. Society is well-maintained, and the community is active. But yeah, be prepared for some delays.
Don't just look at the builder's name, yaaron. Focus on the specific project. Each project is different. Check the reviews specifically for that project and the location advantages.
Bhai, ATS and Godrej both are good brands, but delays toh sabke saath lagaa hua hai. Check RERA records for their projects in Sector 150, that'll give you a better idea. Post-possession maintenance is a gamble, honestly. Depends on the society RWA later on.
Totally agree with U1. Delay is almost guaranteed. But between ATS and Godrej, I'd lean towards Godrej for peace of mind. Their build quality is generally better, even if they charge a premium.
Which sector are you looking at specifically? That makes a HUGE difference. Some sectors have better infrastructure than others, which impacts resale value too, even if you're not planning to sell right now. Also, budget kya hai?
