Noida mein which builder is better for investment?

Hi all, I'm planning to invest in Noida property. Confused between a few builders. Which one do you think has better ROI and resale value? Has anyone here invested with any of these builders? What's your experience with their payment plans and any hidden costs? Also, kya kisi ko pata hai about their project delivery timelines? Mujhe advice chahiye. Which one would you recommend for long-term investment? Thanks!
