Hey! So, I'm looking at upgrading to a 3BHK in Noida. Wife wants a good society for the kids, you know? Been checking out a few builders. I've heard mixed reviews, tbh. Which one delivers on time, actually? Not just promises, but real on-time delivery. That's important for me. Also, what about post-possession maintenance charges? Are some builders totally ripping people off after handing over the keys? Kya aap logon ko pata hai? Also, construction quality sahi hai ki nahi? Mujhe advice chahiye. Change my mind if I'm wrong. But who is better for resale value down the line?

Thanks guys, this is super helpful! Seems like a lot of research ahead of me. Gaursons and ATS seem to be popping up often, will check them out. Any thoughts on Godrej?
Godrej is generally good, but their prices are on the higher side. Worth it if you prioritize quality and amenities.
One thing I wish I had done before buying was thoroughly check the amenities completion. Builder promised a swimming pool and clubhouse, but they are still under construction after 2 years!
What's your budget? That will narrow down your options considerably.
Remember to factor in registration charges and stamp duty. It's a significant expense.
Possession status kya hai for the projects you're considering? Have they received the occupancy certificate?
Occupancy certificate is super important! Don't move in without it.
Honestly, all builders are the same. They will promise the moon, but delivery is always an issue. Just be prepared for delays.
Bhai, builder toh sab chor hai. Just kidding (sort of). Seriously though, get a lawyer to review the agreement carefully. They will protect you from hidden clauses.
Amrapali ka kya scene hai abhi? Are they still operating under a new name? Be very, very careful.
I heard that Ajnara is also facing some financial issues. Maybe avoid them for now.
Check the builder's previous projects for reviews. Also, visit the site and talk to residents. That's the best way to get real feedback.
Rising property rates are crazy right now! I think its a good time to buy though.
Gaursons are generally considered reliable. They have multiple projects in Noida Extension. But do your due diligence.
Gaursons is good, but crowded. Too many people living in the societies.
Don't just listen to us, yaar. Check RERA registration details for each project. It will give you some idea of the timelines and approvals.
Which sector are you looking at? That makes a big difference. Sector 150 has some good options, but it's far from everything.
Sector 150 is good for investment, not so much for living, unless you like peace and quiet.
Bhai, on-time delivery toh ek myth hai Noida mein. But seriously, check Supertech's track record in the past few years. It's been a mixed bag, especially after the twin towers demolition.
True that! Supertech ka toh naam sunke hi darr lagta hai.
Yeah, Supertech is a big no-no. Too much risk involved.
Maintenance charges are a HUGE scam. Some builders charge like 5-6 rupees per sq ft. It's daylight robbery! Check the fine print before you book.
Honestly, resale value ke liye, location matters more than the builder, I think. Sector 75, 76, 77 are good bets. Proximity to metro is key.
Agreed! Metro connectivity is a game changer. Sector 78 is also good because of the metro.
I bought in ATS Greens Village 3 years ago. Possession was delayed by 6 months, but the construction quality is pretty good, and the amenities are top-notch. Maintenance charges are reasonable too.
