Noida metro-impacted property: Worth the premium?

Visited a few 2BHK projects near the Aqua Line extension in Sector 78 last weekend. Kids have moved out, just want something manageable. Builders are really pushing these 'metro-connected' properties, but the PLCs are insane. Are these Aqua Line extensions *actually* impacting prices yet, or is it just builder hype? Worried about paying extra for something that might not materialise quickly.

Totally agree! Metro ke naam pe kuch bhi price bol dete hain. Sector 78 mein kya rates chal rahe hain abhi?

U2, I enquired last month for a 2BHK. Builders were quoting around 7800-8500 psf for properties closer to the proposed line. For something a bit further, maybe 7000-7500. It's a significant jump from a year ago.
