Builder like CGEWHO Group or even M3M India, often have a 'no price drop' policy. Is that just a facade? I've seen spot discounts for ready-to-move units in Hazipur, sometimes 2-3% cash discount agar deal jaldi close ho. My experience says direct builder deals are often better than brokers, jo bas commission ke chakkar mein rehte hain. But then, can you negotiate better through a good broker who has volume? Total cost of acquisition, including stamp duty and PLC, is where the real game is. Change my mind if you think brokers give better value.

Haan bhai, same experience. M3M toh bilkul nahi sunte. Hazipur mein maine bhi suna hai thoda spot discount milta hai, but it's like 1-2% max, which doesn't make a dent in the overall cost. Just feels like a token gesture.
