Hidden charges ka ek aur example: Mera builder ne electricity meter charges aur water connection charges for the entire society, mujhse collect kiye! Later found out it's illegal. Did you guys face similar issues?

NRI investor here. Noida mein returns are still good but liquidity is an issue. New property for rental yield is okay, but capital appreciation is better in secondary, if bought right.
Agree with U2. Noida Extension (Greater Noida West) might still offer some negotiation scope on new projects due to higher inventory, but not premium sectors like 5 or 150.
U1, builder se dealing is a nightmare for most. Mera project 3 saal se delayed hai, RERA mein complaint bhi kar di, kuch nahi hua. Sirf emails aur calls pe date extend karte rehte hain. Koi sunta hi nahi.
@U13 Builder ne phir se 'force majeure' bol diya hoga lol. Ye to inka naya bahana hai. Noida mein projects ka delay toh common hai, especially post-COVID.

U1, Sunshine Infrawell Sector 5 mein ek dost ne liya tha. Base price pe toh negotiation negligible thi, but final payment mein registry, PLC, IFMS, club membership, power backup, parking, ye sab add hokar 12-15% extra pad gaya. Budget hil gaya uska.

Bhai, you hit the nail on the head! New property mein negotiation is almost zero, especially for reputed builders. They just give you a fixed price list. Sunshine Infrawell ka toh track record bhi mixed hai, hidden charges are a given.
@U2 Not always true. Depends on the builder and project stage. I got a good discount on my flat in Sector 75 last year, but it was an inventory clearance scheme. Regular deals are tough.
@U3 Inventory clearance is different. Normal booking mein they won't budge. Mera bhi same experience tha Sector 150 mein, builder ne 1 rupee bhi kam nahi kiya.
