Came across this video about free hold plots on Noida Expressway. Seems like a good deal, but I'm a bit worried about the possession timeline. Video mein zyada details nahi hain about when the project will be ready. Has anyone here invested in similar plot schemes in Noida? Were the timelines realistic, ya delay hota hai usually? My budget is tight so delayed possession would be a big problem for me. Looking for feedback!

U5, getting a loan as an NRI can be tricky. You'll need to provide a lot of documentation and the interest rates might be slightly higher. Check with HDFC or ICICI Bank.
U5, also, make sure the property is clear of all encumbrances. Banks are very cautious about lending on disputed properties.

Noida Authority needs to be more transparent about project approvals and timelines. It's a breeding ground for corruption and delays.
Bottom line: Noida plots can be a good investment, but do your homework diligently. Don't rush into anything based on a fancy video. Check, verify, and then invest!
The video mentioned free hold plots. Does that mean I can start construction immediately after possession? Or are there still approvals needed from the Noida Authority?
U18, even if it's freehold, you'll still need building plan approvals from the Noida Authority. They are very strict about that.
U18, exactly! Freehold just means you own the land outright, not that you can build whatever you want. Permissions are still required. Don't get trapped!
My advice: stick to established builders with a proven track record. Thoda zyada paisa lagega, but peace of mind is worth it. I learned that the hard way.

U10, Jewar area is still very speculative. Lots of promises, but not much action on the ground. Did you check the land ownership before investing? That's a common trick they play.

U12, Sector 150 is prime real estate now. Circle rates are probably around 60-70k per sq meter, but the actual market rate is much higher. Check with a local broker.

Market is crazy right now. Property rates are going up like crazy. If you're planning to buy, don't wait too long. Especially with the new metro line extension coming up.

Exactly U2! RERA is a must. Also, check the approvals from Noida Authority. They are notorious for delays. I've been waiting for possession of my flat in Sector 78 for 3 years now.
Sector 78? Oh god, that area is a mess. Infrastructure is still developing. I heard the metro extension is also delayed. U3, which builder are you talking about? Asking for a friend...
U4, let's not name and shame publicly but DM me if you want the builder's name. It's a well-known one though, unfortunately. Lesson learned: check, double-check, triple-check before investing!
Sector 78 is slowly improving, but yeah, infrastructure is still a concern. The price appreciation hasn't been as great as I hoped for either. Maybe in another 5 years...
U3, 3 years? That's insane! Did you file a complaint with RERA? What's the status?
U4, you're right about the metro. It's a pain to commute right now. My cousin lives there and says the road conditions are terrible during the monsoon.
