Noida plots vs flats: Resale value reality check?

Fed up of renting, finally taking the plunge. I'm looking at YEIDA plots in Greater Noida vs Sai Upvan mein flats. Plots ka resale value sahi mein zyada hota hai? Carpet area efficiency wise, flats better hai na? Is it worth the gamble of under-construction vs completed? Honestly not sure what to do.
