Possession finally mil gayi January mein for my Property Neelkanth Apartment flat, after 1.5 years delay. Builder bola October 2022, but actual Jan 2024. Snag list mein kitchen sink leak, loose bathroom fittings, wall dampness. Repair kiya, but finish theek nahi. Plus, last minute ₹60k extra for 'utility connection charges'. Yeh pehle kyun nahi bataya? First 30 days mein geyser bhi kharab ho gaya. Builder warranty mein cover hoga kya? Noida mein hidden charges ka experience kaisa raha?

Builder ne phir se date extend kar di lol. My flat in Gaur City 2 was supposed to be delivered in 2021, abhi 2024 ho gaya hai and they are saying 2025 end. I've stopped believing them. Yeh toh standard ho gaya hai Noida mein. 'Delay' is the new 'on-time'.

My biggest mistake was not checking the amenities completion before final payment. Builder promised gym, clubhouse, swimming pool. Possession ke time pe, sirf shell tha. Abhi tak kaam chal raha hai, 2 saal ho gaye. Make sure you check OC (Occupancy Certificate) status and actual amenities before taking possession.

Snags ka toh mat पूछो! My flat in Sector 107 had major seepage issues from the balcony. Builder ne 3 baar patch-up kiya, but baarish aate hi phir se wahi. Finally, khud ke paise se waterproofing karani padi. Builder ke repair waale bas lipstick lagate hain, deep fix nahi karte.
Geyser kharab ho gaya 30 days mein? That's bad luck. Usually, appliances like geysers have their own brand warranty (e.g., Bajaj, Havells). Builder ki warranty mostly structural defects or fittings pe hoti hai for a limited period.
