Noida pre-launch deals are mostly a mirage
Did a site visit to Sector 140 last Saturday, checked out Shree Brahma Infraheights aur kuch other projects. Honestly, pre-launch offers ka scene samajh nahi aa raha. Builder bolte hain early bird discount milega, but from my experience, by the time possession aata hai, open market mein almost same ya sometimes better deals mil jaati hain. Matlab, is that initial 'discount' just a marketing gimmick for investors? Aur payment plans ka bhi confusion hai. Construction-linked plan mein paisa slowly jaata hai but principal amount pe interest shuru ho jaata hai. Full down payment mein discount milta hai but paisa block ho jaata hai. For an investor, with Jewar airport coming up, ROI kaise calculate karein for these two options? Kya lagta hai, where's the real value in Noida right now? Should I wait for OC or jump in early for better negotiation? Any specific experiences?
