The data sometimes shows initial gains get eaten up by other costs. Also, regarding payment plans, I'm weighing a construction-linked plan against a higher upfront down payment for better terms. With UP RERA's new rules, I'm wondering if CLP still carries the same risks or if it's now a safer bet for cash flow management. Meri personal story suno. 2021 mein maine ek project mein pre-launch mein book kiya tha. Promised possession was 2024 end. Initial discount was around 10%. But abhi tak construction pace bohot slow hai. Agar open market mein leta, toh shayad thode zyaada mein milta, but peace of mind hota. CLP mein toh har quarter payment jaati hai, aur progress dikhti nahi. So, for ROI, I'd say ready-to-move ya near-completion properties are better now, despite higher initial cost. Current market conditions in Noida are tricky, demand is high but so are interest rates.
U15, aapne sahi kaha. Builders ab bhi time lagate hain. RERA ne penalties lagayi hain, but woh buyers tak pahunchte-pahunchte years lag jaate hain. CLP is still risky for first-timers unless you have a strong backup.

They promise the moon, but then approvals delay, construction stalls, aur final price mein aapko koi khaas discount nahi milta. Jo initial savings hoti hain, woh interest aur rent mein nikal jaati hain. RERA ne thoda control kiya hai, but builders ke loopholes ab bhi hain. Be very careful with construction-linked plans, unless the builder has an impeccable record.
Exactly! CLP sounds good for cash flow, but agar project delay hua toh EMI aur rent dono dena padta hai. Bahut risk hai. Better to go for ready-to-move ya jahan possession date clear ho.
