Noida project amenities are mostly for show
My lease ends in 4 months and I'm totally fed up of renting now. Landlord raised rent again, so finally taking the plunge. EMI vs rent math is clear now. I've been visiting a few projects in Noida, like RBS Florence Apartments, and honestly, brochure aur actual site mein zameen asmaan ka fark hai. They show these grand clubhouses and huge green areas, but jab dekho toh it's either half-done ya phir tiny patch. Construction quality bhi thodi shaky lag rahi hai. I saw some minor cracks already in one unit and fittings weren't great. Not sure if that's just initial snagging or a bigger issue. Is it just me or is this a common thing across Noida projects? Promised amenities vs delivered seems like a big issue. What's your experience with actual usable amenities after moving in? Does the clubhouse really get used, or is it just for show?

I heard RBS Florence Apartments had some issues with the RWA initially regarding common area maintenance. For a project with only 25 units, one would think it's easier to manage, but sometimes smaller communities can have bigger disagreements. That price range for 2016 possession seems like a lot to pay for potential RWA headaches.
My colleague bought a flat in Sector 137, Noida. He said the clubhouse was great for the first year, but then the RWA took over, funds became an issue, and now it's barely functional. So even if amenities are delivered, long-term maintenance is another headache. Did anyone else face this with their RWA?
Sach mein, I thought I was being too picky. My friend bought in a different project in Noida Extension, and their 'gym' has two broken treadmills and one dusty cycle. What's the point of paying maintenance for that? Is it better to just buy an older resale flat instead?
Buying an older resale flat might save you from amenity disappointment, but then you're stuck with outdated designs and potentially higher renovation costs. It's a tough choice, both have pros and cons.
U7, I've had the same thought about resale flats. At least you know exactly what you're getting, no false promises. But then, older flats might have their own set of issues, like plumbing or wiring, right?
This is a serious concern. I'm also looking in Noida, specifically around Ajayabpur. The market conditions are already tough with prices increasing, and then to find out amenities are just for show? It makes you doubt every brochure.

Completely agree with U1. I visited RBS Florence Apartments too, and the ₹9 L – ₹15 L price range felt a bit high for the quality of amenities they were actually offering. The 'completed' status from 2016 is misleading if the upkeep isn't there. Did you check out the kids play area, it was tiny!
Bhai, you're not alone! This is the exact reason I'm so hesitant. I looked at a project near Alpha I Greater Noida last year, same story. Brochure mein pool Olympics size ka lagta hai, actual mein chhota sa tub. It's frustrating for first-time buyers like us.
