Royal Residency vs ATS Homekraft Pious Orchards – I'm seeing a big difference in the 'all-in' cost. Royal Residency looks cheaper upfront, but I'm hearing the PLC and other hidden charges really add up. Anyone else notice this? ATS seems more transparent, but the base price is higher. Which one actually gives you more sqft for your money, after all those extra costs? Also, for ATS, is it really worth investing in an under-construction project right now, considering all the possession delays I've seen? From my experience, location is key. Not sure if the metro connectivity is better for one over the other. What's the real story on total cost of ownership? Any insights? Hope this helps someone.

ATS Homekraft Pious Orchards is definitely more reliable, but the base price is high, aur upar se under-construction. Mera ek cousin ATS Knightsbridge mein book kiya tha, possession mein 1.5 saal ka delay hua. Although they delivered eventually, but woh rent plus EMI ka burden bahut painful tha. Always factor in potential delays and extra costs for rent when buying under-construction, especially in the current economic climate where projects are slowing down.
That RERA point is critical. Without a RERA number for Royal Residency, how can they even be selling? Isn't it illegal to book units for an 'Upcoming' project that isn't registered yet? What are the actual risks here for us first-time buyers?

Noida mein aise cases bahut common hain, especially in areas like Alpha I Greater Noida. Always check RERA status first. It's not worth saving a few lakhs and risking your entire life's savings.
Jab RERA 'Not Found' hai, toh matlab builder ne abhi tak project register hi nahi kiya hai. Royal Residency 'Upcoming' hai, total units sirf 34 hain, possession 2026-04-29 dikha rahe hain, but bina RERA ke, ye sab dates bas paper pe hain. Bahut high risk hai, bhai. Avoid karo jab tak RERA na ho. Ye builders first-time buyers ko target karte hain. Current market conditions mein aise projects se door rehna hi behtar hai.
You're absolutely right to be concerned. Bina RERA ke booking karna bahut risky hai. Mera ek friend Alistonia Estate mein phasa tha, builder ne possession date extend karte karte itna time laga diya aur koi legal recourse bhi nahi tha uske paas. RERA is there for a reason.

Sahi pakda hai. Royal Residency ka toh RERA number bhi 'Not Found' dikha raha hai. Upcoming project mein itna investment karna kitna safe hai, especially with no RERA? Kya ye ek red flag nahi hai?
Totally agree with you! Royal Residency ka brochure dekh ke lagta hai sasta hai, par jab sab add hota hai toh baat alag ho jaati hai. Builders ka yahi trick hota hai.
