Noida projects: Do amenities actually boost rental yield?

Is the Omaxe India Trade Centre clubhouse actually functional, or just a showpiece like I've seen elsewhere? For investors, amenities drive premium, but only if usable. My last property's gym was always empty. Also, how's the parking allocation there? Reserved or the usual daily fight for spaces? Tenant attraction depends on these practicalities. Full power backup is also non-negotiable for good yield.
