SS Buildcon ne ₹95 lakh quote kiya hai for a 3BHK in Sector 107, but I'm worried about hidden costs. My family is growing, kids ke school admission ka time hai, so a bigger flat is a must. Wife ko safety aur neighbourhood bahut matter karta hai. We saw a 3BHK at SS Buildcon, project achha laga. But jab all-in cost dekho, pata nahi kitne extra charges add ho jaate hain. PLC, maintenance deposit, electricity connection charges... list lambi lagti hai. Builders usually initial quote mein ye sab include nahi karte. Is it normal to get hit with big surprises near possession? What's your experience with these hidden charges in Noida projects? Any tips on how to get a full breakdown upfront ya negotiate them?

Ye toh poora mind-game hai. As a first-time buyer, it's so stressful trying to figure out what's legitimate and what's not. My advice would be to talk to people who have already taken possession in the same builder's other projects. Word of mouth is often more reliable than the sales team. Also, budget at least 10-15% extra for these surprises.
RERA ka kya role hai ismein? I thought RERA was supposed to bring transparency. Builders are supposed to disclose all charges upfront, right? If they don't, isn't it a violation? I've heard some builders just quote the basic carpet area price and then add everything else as 'statutory charges' or 'development charges' which are not always clear. My lawyer friend told me to check the RERA agreement copy very carefully before signing anything, as many of these charges are buried there.
Current market conditions mein builders ko toh sales chahiye, but they still pull these stunts. Noida mein demand hai, par buyers bhi smart ho gaye hain. Don't fall for initial low quotes. Always ask for a detailed 'all-inclusive' cost sheet with specific line items for every single charge. If they hesitate, it's a red flag.

Totally relatable. I was looking at a project near Alpha I Greater Noida and the sales guy was so smooth. Said 'all-inclusive' but when I dug deeper, it was just basic cost. Parking, electrification, water connection, even fire fighting charges were separate. It's like they have a secret menu of charges they only reveal later. It's a common tactic.
SS Buildcon ka naam sunke hi darr lagta hai. My friend booked with them in Sector 78, Alistonia Estate. Unko bola tha 60 lakhs for a 2BHK, but at possession, it shot up to almost 70 lakhs with all the so-called 'compulsory' charges. PLC, club membership, IFMS, power backup installation... list never ends. Ek ek charge ke liye alag se fight karna pada. Make sure you get everything in writing, even the 'estimated' charges.
Bhai, you're not alone! Exactly mera bhi yahi concern hai. Initial quote sunke toh lagta hai 'chalo ho jayega', but then ye extra charges sunke darr lagta hai budget hil na jaaye.
