Noida projects: What happens to amenities after a year?
Kesar Garden Apartment – been researching this place a lot lately. I'm a first-time buyer, pretty excited but also super nervous about making the right choice. Brochures always show these amazing clubhouses, swimming pools, green spaces. But I'm wondering what the *real* picture is like after a year or two of possession. Do those fancy facilities actually get used? Or do they become ghost amenities, poorly maintained, just adding to the maintenance charges? My parents keep saying these things are only for show initially. Honestly, I'm trying to figure out if it'll feel like a genuine home with usable amenities or just a building with ticking checkboxes. Anyone living in Kesar Garden or similar Noida projects, what's your experience with actual usability and long-term maintenance? Is the clubhouse always functional? Are the green areas well-kept?

Totally relate! My parents say the same thing. Brochure mein sab gold plated lagta hai, reality is just rusty iron. Maintenance charges ka bhi darr lagta hai.
Yaar, current market mein Noida mein bahut options hain. Kesar Garden 154 units hai, completed hai. But check occupancy. Agar jyada units empty hain, toh RWA funds kam honge and maintenance suffers. Also, builders often cut corners on material for amenities to save costs. Like the gym equipment will be cheap, breaks easily.
Kesar Garden ka current maintenance charge kya hai? Aur 1.6 Cr tak jaa raha hai toh fir amenities ki quality toh high honi chahiye na?
₹3.5/sqft is decent, but if the quality is already dipping after just 4 years (Possession 2020), imagine 5-10 years down the line. This is the biggest concern for first-time buyers like us. Builders promise the moon, but after sales, it's all on the RWA and their ability to extract funds. My uncle's society in Alistonia Estate faces similar issues, they're always fighting with vendors over AMC contracts.
Maintenance charge around ₹3.5 per sqft hai. Aur quality... well, for 1.6 Cr, I expected better. The gym equipment is okay, but pool deck tiles are already chipping. They try to maintain, but it's clearly not top-notch like in some premium projects.
See, it really depends on the RWA (Resident Welfare Association) strength. My project, not Kesar Garden but near Ajayabpur, had similar issues initially. Builder left, maintenance dipped. But then residents got together, formed a strong RWA, and now things are much better. We even got the swimming pool refurbished last year. So, don't just look at the builder, check if the community itself is active. Kesar Garden ka possession 2020 mein hua hai, toh RWA toh ban gaya hoga na?

Haan, RWA toh ban gaya hai Kesar Garden mein. But sunne mein aaya hai ki thoda internal politics chal raha hai. That's why maintenance is a bit inconsistent. Ek baar visit karke khud dekh lo, especially weekend pe jab log active hote hain.
Bhai, Kesar Garden toh suna hai, but in general Noida projects mein amenities ka haal theek nahi hota. Especially after 2-3 years, jab builder exit karta hai. Maintenance charges badhte jaate hain aur facilities use-and-throw ho jaati hain. My friend bought in Alpha II, Greater Noida, same story. Pool sirf naam ka hai, clubhouse mein events nahi hote.
