**61% less new property coming into Noida!** Guys, yeh news kaafi important hai if you're thinking of buying property in Noida. The market seems to be finally settling down. Overpriced speculation, woh sab kam ho gaya hai. Builders like Gaurs, ACE, Godrej are still around, but new projects itne zyada nahi aa rahe. Basically, demand aur supply ab almost barabar hai. Inventory bhi low hai, which means prices might be stable for a while. Good news for genuine homebuyers jo apna ghar dhoond rahe hai! Anyone on the ground have any firsthand experience with this? Koi recent site visits kiye hai? Share karo, let's help each other out!

Check amenities completion before booking, I made that mistake. They promised a swimming pool and gym, still under construction after 2 years.
I bought in Noida Extension 3 years ago. Regret it now. Infrastructure is still poor, and the traffic is a nightmare.
New metro line coming to Noida Extension might change things though. Fingers crossed!
Possession status kya hai ACE Aspire ka? Anyone knows?
Rising interest rates are also affecting demand, right? Loan EMI is killing everyone.
Totally agree yaar. Interest rates are insane. Makes buying property so much harder.
Exactly! I'm holding off on buying until rates come down a bit.
Sector 150 ka avg rate 7k/sqft hai abhi. Is it worth it? What do you guys think?
7k in Sector 150 is decent, considering the greenery and infrastructure. But check the builder's reputation carefully.
U20, Sector 150 is a good location for families. But schools and hospitals are still a bit far. Weigh your options carefully.
U20, depends on the project. Some have better amenities than others. Do your research!
Inventory low hai? Sector 16 mein toh mujhe har taraf flats dikh rahe hai! Maybe this is just builders trying to create artificial scarcity.
Anyone visited the Gaurs project near Yamuna Expressway? How's the connectivity?
Connectivity is good, U13. But the area is still developing. Shops and amenities are limited. Good for investment maybe, not so much for immediate living.
Yamuna Expressway area is good for the future, bhai. Jewar airport will boost prices for sure.
Demand aur supply barabar? I doubt it, bhai. Sector 78 mein toh abhi bhi construction chal rahi hai full speed. Maybe this is just for certain areas?
Haan exactly, Sector 78 is booming. But maybe the ultra-luxury segment is slowing down? Woh sab toh overpriced hi tha.
U3, U4, I agree. Sector 78 is still active. But compare it to 2022-23, there were launches EVERY week. Now it's much less. That's what the news is about, I think.
Mera bhi same experience tha 2 years ago. Booked a flat in Sector 150, promised possession in 2024. Abhi tak kuch nahi hua. Builder ne phir se date extend kar diya lol.
Godrej is generally reliable, right? Thinking of investing in their new project near Pari Chowk.
Be careful — ACE has 3 delayed projects in Noida Extension. Check their RERA registration number before investing.
ACE ka reputation toh kharab hai. My friend booked a flat with them and is still fighting for possession.
RERA registration is important, but even that doesn't guarantee on-time delivery. I learnt that the hard way.
Thanks for the heads up, U8! Will definitely do my research.
Finally some good news! Been waiting for prices to stabilize. Noida Extension mein rate kab kam hoga? Anyone has insights?
61% less? That's huge! But honestly, I'll believe it when I see it. Builders are always finding loopholes. Is this RERA data?
