Okay I'll be honest — I think most builders are just selling dreams. I've seen the construction quality in projects after possession, and frankly, I'm unimpressed. Cracks in the plaster, seepage in the bathrooms – is this really what we're paying crores for? My friend bought in a project in Sector 150. Initially, everything looked great but now he complains about hidden charges that suddenly popped up during possession. PLC charges, EDC, IDC... matlab what the heck? And don't even get me started on customer support. Once they have your money, good luck getting them to pick up the phone. I'm looking at investing in a new project in Noida Extension. Has anyone else had similar experiences? Am I being too cynical about the whole thing?

Check amenities completion before booking, I made that mistake. They promised a swimming pool and gym, but they're still not functional after 3 years.
With property rates rising, it's hard to find a good deal. But don't rush into anything. Patience is key.

Sector 150 ka avg rate 7k/sqft hai abhi. Is it worth it? I'm not so sure. The infrastructure is still developing.

Possession status kya hai for the project you're looking at, U3? Aur RERA registration valid hai ya nahi? These are basic checks you should do before investing.

Mera bhi same experience tha 2 years ago. Booked a flat in Noida Extension, and the builder kept delaying possession. Finally, I got it last year, but the quality is not what I expected. Bathroom fittings are already rusting.
PLC charges are a scam, pure and simple. They don't tell you about them upfront, and then they hit you with a huge bill at possession. Fight it! Check your agreement carefully.
Don't fall for the fancy brochures and marketing gimmicks. Visit the site multiple times and talk to existing residents. That's the best way to get a real picture. I learned that lesson after losing money on a dud project near Pari Chowk.
I invested in a commercial property in Sector 62 a few years back, and the returns have been pretty good. Residential, on the other hand, seems like a bigger gamble. The rental yield is too low to justify the high prices.

Haan exactly, Noida mein yahi problem hai. They promise the moon, but deliver a crater. I'm dealing with a similar situation in Sector 119. They said possession in 2022, still waiting. RERA mein complaint dalni padegi shayad.

Bhai, you're not alone. I feel the same way. Sector 75 mein, the plaster started peeling within a year. Crores gaye paani mein!
