Noida property: Amrapali nightmares vs ATS greens?

I'm based in Dubai and looking at Noida for investment, but honestly terrified. Everyone glorifies ATS, but nobody talks about how much extra you end up paying. Hidden PLC charges at possession, ridiculous EDC/IDC – is it worth the 'brand'? Amrapali was a disaster, obviously. I'm hearing mixed things about construction quality with ATS too – plaster cracks after a few years? Is that true? I can't do a site inspection myself right now. My cousin suggested Supertech, but after Amrapali, I'm wary of smaller builders. What's the resale value like for ATS properties 5 years down the line? Need a property manager, so rental yield matters. Change my mind. What's the ground reality?
