Since January I've been looking to buy my first home in Noida. Honestly, the builder reputations are stressing me out. Everyone says Amrapali is a complete no-go, obviously, because of past issues. But what about Supertech? I'm seeing some decent projects in Sector 74, but I'm worried about construction quality. My parents keep saying possession delays are common with them. Is it worth the risk for a slightly lower price? I'm also hearing mixed reviews about hidden charges at possession. PLC and all that. Anyone have recent experience with Supertech in Noida? Or should I just stick to something safer, even if it stretches my EMI a bit? Ab samajh nahi aa raha.

Sector 75 is a good choice. Well connected and lots of amenities around. Good luck with your search!
Just a thought - check the builder's past projects near the new metro line extensions. Infrastructure improvements usually lead to price appreciation.

Be careful - this builder has 3 delayed projects in Noida extension alone. Check their website and RERA records carefully.

If you're worried about Supertech, look at Godrej or ATS. They're generally more reliable, though pricier. But peace of mind is worth it, right?
I'd rather stretch my EMI a bit and go with a more reputable builder. The stress of dealing with delays and poor construction isn't worth the savings.
Also, check the builder's financial stability. Are they heavily indebted? That's a red flag.
Thanks everyone for the feedback! It's really helpful. I'm leaning towards looking at some resale options in Sector 75. Maybe something already built and ready to move in.
Which Supertech project are you looking at specifically? That makes a big difference. Some are better than others.
I was looking at Supertech Cape Town. Seems decent, but the reviews are all over the place.
Possession status kya hai? Before you book, demand to see the OC (Occupancy Certificate). That's the only guarantee.
Market is crazy right now. Interest rates are rising, property prices are up... it's a tough time to be a first-time buyer. But don't rush into anything, take your time and do your research.
Don't just look at the price per sqft. Look at the overall value. Is the location good? Are the amenities complete? Is the builder trustworthy? Noida mein, trust is a big factor.
My friend bought in a Supertech project near Pari Chowk. Possession was delayed by 3 years, and the quality is not great. He regrets it.
Sector 74 is good location-wise, close to metro and all. But Supertech... I've heard stories. My cousin bought in Emerald Court (not Supertech, different builder) years ago, and even that was delayed by 2 years!
I booked a flat in Supertech North Eye back in 2014. Promised possession was 2017. Still waiting! Court cases galore. Stay away, seriously.

Guys, have you considered resale? You might find a good deal in a completed project, even if it's slightly older. At least you can see what you're getting.
Bhai, Noida mein toh yahi scene hai. Amrapali is a black mark, no doubt. Supertech... depends. Which project in Sector 74 are you looking at? They have some decent ones, but yeah, delays are a real concern.
Totally agree with U2. Supertech is a gamble. Price might be tempting, but peace of mind is worth more, especially for your first home. Check RERA registration number and completion deadlines religiously!
RERA is your best friend! Use it. Supertech ka track record... well, it exists for a reason. Read online reviews carefully.
Haan, RERA check karna toh banta hai. But even then, they find loopholes. Lawyers say RERA is strong, but implementation is weak on ground.
Don't get blinded by the 'lower price'. Hidden charges are a killer! PLC, parking, club membership... it all adds up. Ask for a detailed cost breakdown upfront.
