posted on 4 AprNoida property: Amrapali or Supertech? Which is less risky?
I work in real estate but buying for myself is different, yaar. Supertech ke projects mein litigation issues toh nahi honge? Amrapali ka toh naam hi kaafi hai. Resale value bhi matter karti hai. Which builder is better for end-use now? Change my mind.

Don't forget to factor in the cost of registration and stamp duty. It can be a significant amount.
So, OP, what did you decide? Supertech, Amrapali, or something else?
Ultimately, it's your risk appetite. But personally, I'd avoid both. There are better, safer options available in Noida. Look beyond these two names.
I'd suggest looking at projects in sectors near the metro line extension. That's where the future growth will be.
Check the builder's financial health. A financially stable builder is less likely to delay projects. Credit rating agencies ki reports dekho.
Another point to consider: the new Jewar airport is coming up. That will impact property prices in Greater Noida West. Might be a better investment option.
I am also looking in Noida but confused. Is it really worth investing here considering the past issues with builders?
Supertech is slightly better because they are still operational, even if their image is bad. Amrapali is a complete disaster. But honestly, explore other options if you can.
Supertech ka Eco Village mein bhi issues chal rahe hain. Heard stories of poor construction quality. Be careful.
RERA website pe jaake project details check karo. Completion date, approvals, everything is mentioned there. That's your best bet for making an informed decision.
Honestly, with the current market conditions (rising interest rates and property prices), maybe renting is a better option for now. Wait and watch.
Supertech's reputation is tarnished, but they are still delivering some projects. Amrapali is a complete no-go. Period.
Possession mila kya kisi ko Supertech se recently? Which project?
U17, a friend got possession in Supertech Capetown (Sector 74) a few months ago. But there were some issues with the finishing.
Supertech has more projects, so statistically, the chance of getting something completed is higher. But yeah, do your due diligence. Don't just go by what the sales guys say.
Yaar, I invested in Amrapali Sapphire in 2010. Abhi tak possession nahi mila. Paisa doob gaya. Don't even think about it. Supertech ka pata nahi.
U8, that's terrible! Did you file a case with RERA or the consumer court?
If resale value is important, then location trumps builder. Look at sectors like 150, 93A, 75. Metro connectivity and good infrastructure are key.
What's your budget? That will help narrow down the options. And are you looking for ready-to-move or under-construction?
Good point U11. Ready-to-move is always safer, even if it costs a bit more. At least you know what you're getting.
Bhai, Amrapali toh bhool hi jao. Supertech is still risky, but slightly less. Litigation mein fase hue hain dono. Dekh ke lena. Resale mein bhi dikkat hogi.
I agree with U1. Amrapali is a dead investment. Supertech, at least some projects are near completion. Which sector are you looking at?
Sector 74 mein Supertech ka project dekha tha. But the reviews online are scary. Delay ke stories padh ke darr lagta hai.
Less risky? Are you kidding me? Both are equally risky. I'd rather invest in a smaller, local builder with a good track record. Supertech ka ek friend ka flat abhi tak nahi mila, 5 saal ho gaye.
