Noida property bros, what's your take on rental yields?
Sector 45 mein, I'm seeing advertised rental yields of 4-5% but honestly, that seems optimistic. From my experience, after society maintenance and all, it's closer to 2-3%. Is anyone actually getting 4%+ ROI in Noida? Or are these builders just pulling numbers out of thin air to make it look good? I'm also wondering if 2BHK vs 3BHK makes a big difference in rental income. I've been thinking about investing in a property near Amity University, but the math isn't adding up. Shubhkamna Advert Pvt Ltd is launching a new project there. Anyone has feedback about their track record and if they are on time with their projects? Should I stick to ready-to-move instead? The EMI is killing me on my other property, so I want to be sure. What are your thoughts?

Honestly, Noida mein rental yields are generally low. If you're looking for high ROI, consider other asset classes. Real estate is more about appreciation here.
Sector 150 ka avg rate 7k/sqft hai abhi. And the rental yield is even lower than Sector 45!
If you are looking at ready to move, check resale properties as well. Sometimes you can find a good deal.

Good luck with that! Rent increase is tough these days, so many options for tenants. But try to negotiate.
Be careful of the 'super area' vs 'carpet area' game. Builders often inflate the super area to make it look like you're getting more for your money.
I'd suggest sticking to ready-to-move. Less risk and you can start earning rent immediately. The extra cost is worth the peace of mind.
Another thing to consider is the new metro line extension. Properties near the new stations will likely see higher rental demand.
Mera bhi same experience tha 2 years ago. I was promised 4%, got 2.5%. Learned my lesson the hard way. Now I only invest in ready-to-move with a proven rental history.
Near Amity, check out the ATS projects. They're usually on time and the quality is good. But the price is higher, so the rental yield might be lower.

I think it's around 6.5k/sqft. But I haven't checked the possession date. RERA website pe dekhna padega.
Don't just look at rental yield. Consider the potential for appreciation. Noida is still growing, especially with the new Jewar airport coming up.
I'm getting around 3.5% in Sector 137. It's not great, but it's better than nothing. And the tenants are pretty good, so I don't have to deal with too much hassle.
Shubhkamna? Run away! Their projects are always delayed. I know someone who's been waiting for possession for 4 years. Better to go for ready-to-move.

2BHK vs 3BHK depends on the location. Near Amity, 2BHK will probably get you better rental yield because of the student population. But long term, 3BHK might be better.
I invested in a 2BHK in Sector 93B three years ago. Advertised yield was 4.5%, reality is closer to 3%. But the property value has appreciated a lot, so overall, it's been a good investment.

Bhai, 2-3% is the reality. These builders are dreaming. Sector 75 mein bhi same haal hai. Don't trust the advertised numbers.
Totally agree yaar. 4-5% is a complete lie. Maintenance charges, vacancy period... sab kuch toh deduct hota hai!
