Noida property confusion: location vs budget, need advice!
22 lakhs vs 90 lakhs – that's the difference between Gayatri Vatika and Aims Golf Avenue 2. I'm looking for a 3BHK, mainly keeping schools for the kids in mind. Is the location of Aims worth the extra cost, especially considering the OC delays I've been hearing about? Gayatri is ready to move, less risk maybe? My wife's priority is a safe neighbourhood. Anyone has experience with either? What about resale value later? Hope this helps someone else stuck like me!

22 lakhs aur 90 lakhs mein toh zameen asmaan ka farak hai! Aims Golf Avenue 2 ka location undoubtedly better hoga, but is it 4x better? Agar budget constraint hai, toh Gayatri Vatika makes more sense. You can even find decent 3BHK options in areas like Ajayabpur or even some parts of Alistonia Estate for similar prices to Gayatri, if connectivity is your main concern.

Bhai, premium location ke chakkar mein mat padho agar budget tight hai. Mere ek dost ne Noida Extension mein liya tha, socha tha sab badhiya hoga, but abhi tak possession nahi mila. Current market mein toh ready-to-move hi best hai, kyunki interest rates bhi upar jaa rahe hain, EMI ka bojh alag. Gayatri Vatika ka possession 2018 ka hai, matlab settled society hogi, no construction noise, no dust. That's a huge plus.
Gayatri Vatika ka builder, Gayatri Infra, small scale pe kaam karte hain but unki quality decent hai for the price point. 65 units ka project hai, toh manage karna easier hota hai. Amenities utne grand nahi honge jitne Aims mein milenge, but basic needs poori ho jaati hain. Value for money hai.
Yaar, ye OC delays ka chakkar bahut kharab hai. Mera ek dost Noida Extension mein 3 saal se wait kar raha hai apne flat ka, rent bhi de raha hai aur EMI bhi. Double burden! Gayatri Vatika agar genuinely ready hai toh that's a big relief. But iski location aur connectivity kaisi hai? Kids ke schools ke liye easy commute hai kya? Aur wife ki safety concern ke liye, neighbourhood kaisa hai wahan?
Alpha II ke paas resale value ka kya scene hai? Budget segment mein investment kitna safe hai? Ye bhi toh dekhna padega long term ke liye.
Haan Alpha II ke paas hi hai. Area abhi aur develop ho raha hai, toh future potential hai. Infrastructure bhi slowly improve ho raha hai.
Gayatri Vatika is located near Alpha II, Greater Noida, quite close to the metro station. Connectivity wise, it's decent. Schools like Ryan International and DPS are not too far. For safety, Alpha II is a well-established area, not isolated at all. It's not a super premium area, but definitely livable and safe.

OC delays toh Noida mein bahut common hain, especially in bigger projects. Builder bas date pe date dete rehte hain. Gayatri Vatika ka ready hona ek huge advantage hai, tension free. Less risk, more peace of mind, especially for first-time buyers like us.
Totally agree! Ready-to-move ka sukoon alag hi hota hai. Aims ka price toh sunke hi darr lag raha hai, upar se delays. Headache hi headache.
