Noida property confusion: resale value, builder reputation?

Okay, I'll say what nobody says: resale value matters most, especially now. Kids have moved out, don't need such a big place anymore. I'm thinking compact 2BHK near a decent hospital. Looking at projects in Noida, but honestly not sure which builder to trust for long-term ROI. Everyone glorifies ATS, but nobody talks about high maintenance costs after possession! Is it worth the hype? The other option I'm considering is Godrej. Heard their construction quality is solid. But what about resale after 5 years? Anyone have experience selling Godrej property in Noida? Which builder actually hands over RWA control properly and quickly? Change my mind. Or tell me your experiences!
