Visited Unibera's project near Tusiana Village last Saturday. They quoted ₹78L for a 2BHK in Sector 150. Honestly, laga thoda high hai for the current market. Sales guy bola 'negotiable' hai, but kitna can one actually knock off? Is it 5%? Or just a few lakhs? My parents always say builders just make promises. Also, all-in cost ka breakdown nahi mila properly. Stamp duty, registration, PLC, parking... yeh sab kitna add karta hai final price mein? Not sure if I'm missing something huge here. Koi experience hai Noida mein real negotiation ka? What's a realistic percentage to push for? Aur koi hidden charges jo later on surprise karte hain?
