Noida property experts, which is better: Eldeco or Nehra?
I'm confused between Eldeco Swagatam and Nehra Lotus Avenue 2. Carpet area wise, Nehra seems better, but Eldeco ka resale value is higher, right? Has anyone compared maintenance charges? Which one is a safer bet for rental income, considering the location? Batao please!

Eldeco Swagatam project toh 2013 mein hi complete ho gaya tha, possession date 2013-11-01 hai. 450 units hain, so it's a well-established society. Mera ek relative wahan rehta hai, unko toh time pe possession mil gaya tha and they had no issues. Quality bhi theek hai, no major complaints so far. RERA number UPRERAPR
Yaar, ye prices sunke hi darr lag raha hai. ₹60 L – ₹1.2 Cr for a first home in Noida? Market conditions bhi itni great nahi hain abhi. Thoda wait karna chahiye ya abhi le lena chahiye?

Totally relate to the confusion, U1! I also checked both. Eldeco Swagatam is completed, RERA: UPRERAPRJ1916, which is a big plus point for first-time buyers like us. Price range ₹60 L – ₹1.2 Cr. Nehra ka carpet area zyada hai but Eldeco ka location thoda better hai for families, especially connectivity wise. Resale value ka point sahi pakda hai, usually Eldeco projects hold value better. Rental income ke liye, it depends on demand near the sector. My friend lives in Ajayabpur and rental returns are okay-ish, not great, so don't expect miracles.
Eldeco ka reputation toh theek hai, Nehra se better hi suna hai. Par completion mein delays hote hain sometimes, toh wo check kar lena. Generally, people trust Eldeco more.
Bhai, Eldeco ki resale value achhi hai but maintenance charges kitne aate hain Eldeco mein? Mera budget tight hai, toh ye bahut important hai, kahin hidden costs na ho. Ye sab sunke hi darr lagta hai.
