Noida property experts, which sector is next big thing?

I'm fed up of renting, landlord raised rent again! Finally taking the plunge but so confused. New Noida looks promising, but is it all hype? Capital Infra Noida projects dikha rahe hain, but under construction hai. Under-construction risk is real ya? EMI vs rent math isn't adding up. Any thoughts?
