Noida property: First Villa LLP or Sector 105?

Hey guys, I'm planning to invest in Noida real estate. I'm confused between investing in Sector 105 or a property by First Villa LLP. What do you think about the potential ROI in these areas? Has anyone invested in First Villa LLP projects before? Kya aap logon ko pata hai about their construction quality? I'm also thinking about rental yield, which one is better for rental income? Mujhe advice chahiye on whether to go for under-construction or ready-to-move property in Sector 105. Is it worth investing now, considering the current market conditions? What's your take? Not sure if this is the right time. Any suggestions?
