Spent the whole weekend researching Noida projects online from Dubai. I'm looking at places like Gaurs Sports Wood. My main concern as an investor is the long-term ROI, especially with maintenance and tenant retention. Brochures dikhate hain bade-bade green areas, but real mein after a few years, kya woh maintain hote hain? I can't do site inspections easily, so I worry about the actual green space vs. cramped towers. Also, construction quality ka kya scene hai? Snags like seepage or bad fittings affect rental value, right? What hidden issues should I look for that impact long-term maintenance costs and tenant attraction? Hope this helps someone else too.

Totally agree with the OP! Green spaces look great in brochures, but my biggest fear is ki maintenance ka kya hoga after a few years? Builders promise the world, but once possession is given, it's a different story. I'm looking at places near Alpha I Greater Noida, and the same doubts plague me. Is it just for show?
