Current market conditions Noida mein aise hain ki new projects are always premium. But for a first-timer, RBA is a safer bet due to OC and established community. Less headache, more peace of mind. I almost bought in Alistonia Estate, similar issues w/ new vs old.
Worth it depends on your priority. If you want ready-to-move and established society, RBA is good. For modern living and new construction, Lotus Greens Isle.
