So I'm confused. Gaurs or ATS, ab samajh nahi aa raha. Heard Gaurs sometimes has delays. Anyone faced that? And ATS, suna hai maintenance cost zyada hai. Is it worth paying extra for better quality, or should I save on EMI? What's your experience?

Gaurs ka track record is improving. They're focusing on timely delivery now. But still, do your due diligence.
Don't just look at the builder, look at the location! Connectivity, amenities, schools, hospitals... all these factors are important.

U13, Sector 150 is good, but it's still far from everything. Daily commute can be a pain.
U14, that's true, but the connectivity will improve once the metro is operational. And the greenery is a big plus point.

My friend bought an ATS flat and the finishing was superb. Gaurs is okay, but ATS is definitely a notch above in terms of quality.

Delay toh sabke projects mein hota hai, bhai. It's Noida! Just check RERA registration and see if there are any major red flags.
I bought a Gaurs flat in 2016. Possession was delayed by 18 months! It was a nightmare. But now that I have it, I'm happy with the location and the build quality is decent. So, mixed feelings.
Don't forget to factor in parking charges! ATS charges a bomb for covered parking. Gaurs is usually cheaper in that regard.
RERA registration number check karna is a must. And also, visit the site multiple times before booking. Don't just rely on the brochure.
