Noida Property: Hidden Charges and Possession Nightmares!

Finally fed up of renting in Delhi. Landlord ne fir rent badha diya! So, I'm looking at Noida. My budget is around 80-90 lakh for a 2/3 BHK. I visited a few sites. Honestly not sure who to trust. Heard a lot about hidden charges during possession. Like PLC and EDC. Is it worth it? Some friends suggested checking out Ajnara. But I read some horror stories about possession delays. Others mentioned ATS. Anyone has experience with them? Like, kitna late karte hain? I'm also worried about construction quality. Plaster cracks and seepage are my biggest fears! Am I the only one worried about these things? Has anyone else faced this?
