U16, simple checklist: 1. All-inclusive price breakup mang lo, written mein. 2. RERA ID aur completion date verify karo. 3. Builder ki past projects ki reviews dekho. 4. Site visit karo, construction quality dekho. 5. Agreement copy ki draft lo, lawyer se review karwao, usme all charges mention hone chahiye. 6. Payment plan clearly samjho.
Aur U16, GNW mein abhi bahut inventory hai, especially 3BHKs. Don't rush. Metro extension ka buzz hai but actual connectivity will take time. Prices are stable, not shooting up like crazy. You have leverage, use it. E3 ko bolo, give me a final all-inclusive quote, no surprises, ya phir bye-bye.

E3 Infratech? Be very careful. Unka ek project Sector 121 mein kaafi delayed hai. RERA registration check karo, completion date kya hai, aur kitni baar extend hui hai. Builder ka financial health bhi dekho. Greater Noida West mein competition bahut hai, so they might offer good deals but at what cost?
Haan, RERA mein toh completion date mention hoti hai. But what about the 'Grace Period'? Builders often hide behind that. E3 ka RERA ID kya hai, koi share kar sakta hai for the GNW project? I'm also looking there.
U10, RERA ne transparency badhai hai, no doubt. But grace period toh chalta hai, usually 6-12 months. Aur hidden charges pe RERA ka direct control nahi hai unless they are explicitly part of the initial agreement. OC, IFMS, etc., are standard practice once the project is near completion and not always considered 'hidden' by RERA.
Mera bhi same experience tha Sector 150 mein. Builder ne 2 saal late possession diya. Hidden charges toh diye hi, upar se 2 saal ka rent ka nuksaan alag. Builder ko penalty bhi nahi lagi kyuki RERA ne grace period aur Covid ka bahana de diya. So, trust but verify, and have a strong lawyer.
As an NRI, I always feel we get the raw end of the deal. Builders know we can't be physically present to negotiate or follow up. Is it even harder for us to get these hidden charges waived or to ensure timely possession? Any NRIs here with specific advice for E3 Infratech or GNW?
U13, it is tougher for NRIs. My advice: get a local trusted family member or a property lawyer to represent you. Don't rely solely on the builder's sales team. And always insist on clear, written communication for everything. E3 ya koi bhi ho, documentation is key. Video calls for site visits if possible.
Totally agree U14. A good Power of Attorney (PoA) is essential. Make sure it's comprehensive and covers all aspects from negotiation to registration. And keep a close eye on the market rates – Greater Noida West mein rates fluctuate karte rehte hain, especially with new projects launching.
Bhai, OC (Occupancy Certificate) aur IFMS (Interest Free Maintenance Security) pe negotiation mushkil hai. Ye statutory/regulatory charges hote hain ya building ka basic operating cost. Builder ka profit margin toh booking price mein hi hota hai. Zyada se zyada PLC ya floor rise pe thoda bahut bargain kar sakte ho. Other charges, bhool jao.
U2, I disagree to some extent. If you have a good broker, especially one who does bulk bookings for corporates, they can get you waivers on IFMS or even maintenance for 1-2 years. Mera friend ka hua tha, E3 mein nahi but ek dusre builder ke project mein Greater Noida West mein hi. It's about how badly the builder needs to close units.
Exactly U3! Humne bhi 2019 mein ek project mein OC charges pe 50% discount liya tha. Builder ko urgent cash chahiye tha for completion. Timing matters a lot. Par E3 Infratech ka track record toh waise bhi thoda iffy hai, unse kuch bhi expect kar sakte ho.

PLC ke alawa, make sure you check for: Club Membership, Power Backup Installation Charges, Meter Connection Charges (Electricity/Water), Lease Rent (especially for GNW projects), Stamp Duty & Registration, GST on various components. Aur sabse bada, Property Tax jab tak builder OC na de. Ye sab lakhon mein jaate hain aur builder last minute pe introduce karta hai.
Lease Rent is a big one. Noida Authority ko jaati hai direct. Builder bas collect karta hai. Negotiate kya karoge usme? But yes, it's a 'hidden' cost for many first-time buyers. I got burned by this in Sector 1.
And don't forget the 'Amenities Completion Charges' – sometimes they quote for things like gym, pool, clubhouse but don't specify if it's included or if there's an additional charge for using them *after* possession. Mera experience raha hai ki builder initially bolta hai included hai, phir baad mein monthly charges laga deta hai. Always get it in writing!
Totally relate! E3 Infratech ho ya koi aur, Noida mein builders ka yahi rona hai. Ye maintenance, OC, IFMS sab chhupa ke rakhte hain. Mujhe bhi 3 saal pehle Sector 78 mein same experience hua tha. Upgrading to a 3BHK from 2BHK is already a big step, aur ye extra costs budget hila dete hain.
