Noida property: Hidden charges no one talks about!
I'm based in Dubai, looking to invest in Noida. Can't visit much, relying on you guys! I'm hearing mixed things about builders. Like, Ajnara is decent but I heard about hidden charges during possession – PLC and all that. Is that still a thing? Supertech, toh bhai, delivery delays kaafi hain, right? My cousin booked something with them and it's been a nightmare. Gaursons seems okay, but what about the post-possession maintenance? Is it reasonable, or do they try to milk you? Honestly not sure which builder to trust. Need a property manager too, so resale value is crucial. Anyone have experience with resale of Gaursons or Ajnara properties after 5 years? Any advice would be great. I'm worried about getting scammed from here. Power of attorney is sorted, but still...

So, what did you decide to do? Which builder are you going with?
Just a thought - with the new Jewar airport coming up, property prices are only going to increase. So maybe a slight delay is worth it if the location is good?
True, Jewar airport is a game changer. But don't get carried away. Do your research.
Before booking, check the amenities completion status. I made the mistake of assuming everything would be ready and now I'm stuck with an incomplete clubhouse.
What's your budget? That's the first thing to consider.
Avoid Supertech at all costs! They're notorious for delays and shady practices.
Mera bhi same experience tha with Supertech. Booked in 2014, possession still pending! Lawyer se baat kar raha hu.
Resale of Gaursons is good in Gaur City. But check the occupancy certificate status before investing.
Which sector are you targeting? That will help narrow down the options. Sector 75, 76, and 78 are generally good for investment.
Hidden charges are a standard practice. Even for simple things like club membership they will charge extra.
Ajnara's Ambrosia project mein I heard there were lots of issues with the common areas after possession. Check reviews and try to talk to existing residents.
Kya rate chal raha hai Sector 150 mein? Thinking of investing there.
Sector 150 mein avg rate is around 7k-8k per sqft depending on the project and location.
Beware of 'assured return' schemes offered by some builders. They are often scams.
Maintenance charges are a big headache. Gaursons usually charges around Rs. 3-4 per sqft. Negotiate hard before booking.
PLC is definitely still a thing, especially for park facing or corner units. It's a way for builders to squeeze more money. Make sure your agreement clearly defines what's included and excluded.
Exactly! Read the fine print carefully. They'll try to add charges for everything, even fire fighting equipment!
Gaursons resale value is decent, especially in sectors near Pari Chowk. But it depends on the specific project and the condition of the flat.
Don't trust anyone blindly, especially when you're not physically present. Get a trusted local friend or relative to verify everything.
Power of attorney is good, but still be vigilant. Check the builder's RERA registration number on the UP RERA website. It will give you some idea of their project timelines and compliance.
This is crucial! RERA number check karna is a must.
Bhai Dubai se investment? Welcome to Noida! Hidden charges are definitely a thing, especially with older projects. Ajnara ka reputation mixed hai. Supertech avoid karo, delivery mein phasa denge. Gaursons is relatively better but maintenance fees are a pain point everywhere.
Totally agree with U1. Supertech se toh door hi raho. My cousin booked a flat in Emerald Court, still fighting for possession after 8 years!
