Noida property: Hidden costs after OC nobody mentions?
Panchsheel Pratistha is ready to move, but are the maintenance charges crazy high? RPS01 RRPS01 And RRPS02 YEIDA seems cheaper initially. But I'm worried about possession delays and extra PLC. Anyone compared total cost, including interiors, for both? Ab samajh nahi aa raha which is better. Koi idea hai?

Dekho, current market conditions mein, RTM projects like Panchsheel Pratistha do come with a premium, but they offer immediate occupancy and no rental outgo. YEIDA projects, especially in the further sectors, are definitely cheaper per sqft, but the infrastructure development and connectivity might take time. The 'extra PLC' is also a common issue, and construction quality can be a gamble. For Panchsheel Pratistha, the price range of ₹1.7 Cr – ₹3.5 Cr is for a prime location, so compare apples to apples. Interiors are always extra, whether it's RTM or UC. Maybe get quotes for basic interiors for both types of properties to get a clearer picture.
My experience with a project in Alpha-II Commercial Belt was terrible. They promised possession by 2019, got the OC in 2020, but then the 'finishing touches' took another year. And then the maintenance charges were suddenly 50% higher than what was initially discussed. They said 'market rates' have changed. The project was supposed to have 150 units, but they only sold 80, so the burden fell on us. Always check the total units (Panchsheel Pratistha has 71, quite small) and builder's track record for maintenance management, not just construction quality. The possession date of Panchsheel Pratistha was 2021-11-24, so it's relatively new, maybe not enough long-term data yet.
Panchsheel Pratistha mein maintenance charges kitne lag rahe hain per sqft after OC? Koi current resident bata sakta hai?
Panchsheel Pratistha is RTM, yes, but the ₹1.7 Cr – ₹3.5 Cr range is already quite high for Noida, especially with only 71 units. Low unit count sometimes means higher per-unit maintenance burden if the common expenses are not managed efficiently. YEIDA projects sound risky but with the right builder and RERA check, you might actually save a lot, even with some PLC. Plus, the appreciation potential in areas like Ajayabpur is usually higher for under-construction.
OP ne YEIDA projects ki baat ki hai, but kitne price range mein mil rahe hain wahan? Panchsheel Pratistha ka toh ₹1.7 Cr se shuru hai. Koi affordable option hai udhar?
RTM ka sukoon? Bhai, builders ki delay tactics se bachne ke liye RTM hi best hai. I booked a flat in 2018, still waiting for possession. Ab kya sukoon milega? YEIDA projects ke delays toh badnaam hain.
Haan, lekin RTM ka apna sukoon hai. No stress of possession delays, no rent for extra months. My friend bought in Alistonia Estate, ready-to-move, and he calculated that the rent he saved during construction for another project would have covered a significant part of the RTM premium. Plus, Panchsheel Pratistha has a RERA number UPRERAPRJ8614, so at least that's some assurance.
Yaar, you've hit the nail on the head! Panchsheel Pratistha looks great on paper, especially being ready-to-move. But after OC, the actual maintenance and other 'miscellaneous' charges can be a nightmare. I'm looking at a similar property near Alpha I Greater Noida, and the broker just brushed off my questions about annual maintenance increase clauses. It's like they deliberately hide these numbers until you're fully committed. The total cost, including interiors, is what I'm dreading the most. YEIDA projects, though risky with delays, sometimes end up cheaper in the long run if you factor in the 'hidden' costs of RTM.
Sahi baat hai, bhai. Panchsheel Pratistha ka reputation kaisa hai for after-sales service and maintenance? Kisi ko idea hai? Because ready-to-move projects often have a premium, but if service is poor, then what's the point?
Totally agree with you! Mera bhi same experience raha hai. Builder ne jab agreement banaya, tab maintenance charges kuch aur the, ab double ho gaye hain after OC. It's a huge shock.
