Noida property: Hidden costs beyond the base price?
Okay I'll be honest - I'm based in Dubai and can't visit Noida easily. Thinking of investing in Nitya Azaad Residency vs Antriksh India Grand View. Nitya looks cheaper upfront, but kya kisi ko pata hai about hidden costs? PLC charges wagera? Antriksh is obviously more expensive, but carpet area efficiency kitni hai? Also, resale value mein kaunsa better rahega after 5 years? Need a property manager, so rental potential matters. Should I just stick with a builder with a good track record?

Antriksh India Grand View ka carpet area efficiency acchi hai actually, maine site visit ki thi. Unki super area to carpet area ratio theek tha, 70-75% ke aas paas. Resale value mein bhi unka location advantage hai, especially if it's near Alpha I Greater Noida. Nitya Azaad thoda interior mein hai, toh rental potential bhi Antriksh ka better lagega mujhe. But haan, initial cost Antriksh ka definitely high side pe hai, toh budget dekh ke chalna.
Regarding the market price, I think Antriksh is slightly overpriced right now for what it offers. N

But considering current market conditions, especially with so many new projects coming up, kya Antriksh ka current price justified hai for a first-time buyer? Resale mein bhi thoda time lag sakta hai to see good returns.
Bhai, Dubai se ho toh aur careful rehna padega. Nitya Azaad ka naam suna hai, completion 2016 ka hai. Hidden costs toh har project mein hote hain, but completed projects mein thoda clear picture mil jaata hai. PLC, IFMS, parking, sab check karna, ye sab base price mein nahi hota.

Builder sales team toh bas base price batati hai, baad mein 15-20% extra lag jaata hai registration, stamp duty, electricity connection, maintenance advance sab mila ke. Especially for Nitya Azaad, since it's an older project, make sure to ask for actual final cost break-up from current residents if possible.
