posted on 1 AprNoida Property: Hidden Costs That Shock New Buyers
Been renting for 5 years now, fed up of landlords raising rent every year. Finally taking the plunge into buying. I'm looking at 2BHKs in Noida Extension. My budget is around 60-70L. Honestly not sure if it's the right time or if I should wait. Dekha toh Aadhaar Shri Infratech ka project bhi, but builder ka track record kya hai? Heard some horror stories about possession delays. Under-construction looks cheaper, but ready-to-move seems safer, right? EMI vs rent math is confusing me. Is it worth stretching my budget for a better location like Sector 150? Any advice from seasoned investors? Should I consider Kakrola village mein plot instead? Not sure if it's a good ROI.

Just a thought - Sector 143B is also upcoming. Check that out too. Prices might be slightly lower than 150.
Remember to negotiate hard with the builder. They always quote a higher price initially. Don't be afraid to walk away if they're not willing to budge.
Ultimately, it depends on your risk appetite and financial situation. Weigh the pros and cons carefully before making a decision. All the best!
I stretched my budget for a better location (Sector 75) and I don't regret it. Connectivity is amazing, and the social infrastructure is much better. Worth the extra money in the long run.
One thing I learned the hard way: check the builder's track record *thoroughly*. Don't just rely on their glossy brochures. Visit their past projects, talk to residents.
New metro line coming up in Noida Extension. That might impact property prices in the future. Keep that in mind.
Avoid under-construction property if you need to move in urgently. It's always a gamble. Ready-to-move gives you peace of mind.
So, OP, what are you leaning towards now? Still considering Aadhaar Shri or looking at other options?
Possession status kya hai Aadhaar Shri ka? Anyone has received possession recently?
I heard they're still behind schedule. Check online forums, you'll find more info.
My cousin booked a flat with them. Possession date was supposed to be last year. Abhi tak toh nahi mila.
Bhai, possession toh door ki baat hai, construction bhi slow hai. Better to avoid.
Don't just look at the price. Factor in registration charges, stamp duty, interior costs, parking charges... these hidden costs can add up to a significant amount!
Haan exactly, registration toh 5-7% extra lag jaata hai! Budget mein add karna padega.
True that! I forgot about the interior costs. Now I'm broke lol.
I bought in Gaur City 2, 2BHK, 65L mein 3 years ago. Location is good, but maintenance charges are a killer! Also, traffic during peak hours is a nightmare. Something to consider.
Sector 150 mein rate toh sky high hai. 7k per sqft toh minimum hai. Unless you're okay with stretching your budget significantly, Noida Extension is probably your best bet.
Ready-to-move is safer, but you'll miss out on the price appreciation that comes with under-construction. High risk, high reward. Decide what you're comfortable with.
Kakrola village mein plot? Bhai, legal issues are a big concern. Make sure you get all the paperwork checked by a good lawyer. Don't fall for cheap deals.
Dekho, market is volatile right now. Interest rates are rising. So, EMI will be higher. But property prices are also increasing. No one can predict the future, but waiting might mean paying even more later.
EMI vs Rent, that's the million-dollar question! I was in the same boat. Made a spreadsheet comparing both over 10 years, factoring in property appreciation and tax benefits. It helped me decide. Will share a template if you want.
U3, share the template please! Facing the same dilemma. Rent is killing me, but EMI also feels like a HUGE commitment. Thanks in advance!
Sure, DM me your email ID. It's a basic one, but gives you a good overview. Remember to customize it with your specific numbers - interest rates, expected rent increase, etc.
U3, can you share with me too? I'm also confused. Thanks!
Bhai, Aadhaar Shri ka RERA registration check kar lo pehle. And visit the site multiple times, different times of day. See if the construction is actually happening or just showbaazi.
Good point! RERA number se pata chal jayega kitne cases pending hain. Don't just believe their marketing brochures.
Exactly! Mera dost phas gaya tha ek project mein. RERA mein complaint karne ke baad bhi kuch nahi hua. 2 saal se paisa atka hua hai.
Aadhaar Shri? Bhai, I've heard mixed reviews only. Delay ka scene toh hai. 60-70L mein Noida Extension is doable, but location matters. Ready-to-move is definitely safer, less headache.
Sector 150 is a different ballgame altogether. Better connectivity, green spaces, but definitely more expensive. Kakrola village for ROI? Risky business, unless you know the local dynamics very well. Land mafia ka darr rehta hai.
