Since last summer, I've been drowning in Noida property listings. I'm eyeing a 2BHK in Sector 4 by Investwell Realty, but this whole legal verification process is stressing me out. How do you guys *really* check RERA status, title deeds, and encumbrance certificates? Honestly, this legal stuff feels like a minefield and my parents keep saying to be extra careful. Is there a specific lawyer or service you'd recommend for a thorough check before booking? Also, for a first-time buyer like me, is there any actual room to negotiate the price with builders? They always quote a fixed amount, but I wonder if there's a trick to getting a better deal.
