Noida property: Investment advice needed!

Hey guys, I'm looking to invest in Noida real estate. What do you think about the current market conditions? Is it a good time to buy, ya wait karna chahiye? I've been considering Gulshan Homz projects, but I'm not sure about the expected returns. Has anyone invested in their properties? Kya ROI acha milta hai? Also, what about New Noida? Is it worth investing there considering the future development plans? Mujhe advice chahiye. Should I go for under-construction or ready-to-move? Which one is better for rental yield? Any suggestions would be helpful! Thanks!
