Noida property investors: what's your experience been like?

I'm based in Dubai and looking at investing in Noida. Can't easily visit sites myself, so relying on you guys! Heard mixed things about construction quality, especially plaster cracks and seepage after possession. Anyone have experience with that, specifically with projects in Sector 150? Also, what about hidden charges? Are builders still pulling that PLC and EDC stunt at the last minute? Honestly not sure which builders to trust. Been hearing good things about resale values in ATS projects, but worried about possession delays. Anyone have any insights? Need a property manager too, so rental potential matters. Is it worth investing now? Any advice appreciated. Hope this helps someone else too!
