posted on 1 AprNoida property investors: which builder offers better resale?
I'm based in Dubai and looking at Noida for investment. Can't visit. Heard mixed reviews about construction quality. Any opinions on resale value for ATS vs Godrej projects after 5 years? And what about hidden charges at possession? Need a property manager, too. Honestly not sure where to invest.

I'd say Godrej has slightly better resale potential due to stronger brand recall. But do your due diligence! Don't just go by the name.
Be very careful with hidden charges. They'll try to sneak them in at the last minute. Negotiate hard!
Sector 150 is good for investment due to its connectivity and green spaces. But rates have gone up significantly in the last year.
My personal opinion: For resale value and peace of mind, Godrej is a safer bet. But be prepared to pay a premium. ATS is good too, but do more research on the specific project.
So, @U2, did you decide where to invest? Share your final decision! We're all curious.
Possession status kya hai projects ka? Many projects are delayed. Check RERA website for updates.
Haan, possession dates are always a moving target in Noida. Builder ne phir se date extend kar diya lol.
RERA is your friend! Use it. Also, check the builder's credit rating. That's a good indicator of their financial health.
RERA registration number check kiya kya? That's the first thing you should do before investing in any project.
I sold my ATS flat in Sector 93A last year. Got a decent price, but it took almost 6 months to find a buyer. Be patient!
Don't just look at the brand name. Visit the actual site (or have someone visit for you). See the construction progress, the quality of materials being used, etc.
Bhai, Godrej ka reputation toh hai, but maintenance charges are killer! Check those properly before you invest.
Honestly, both ATS and Godrej are better than some of the smaller builders in Noida. Just avoid Supertech at all costs!
Which floor are you looking at? Higher floors usually command better resale, especially if they have a good view. Corner units are also a plus.
Property manager? Good idea, especially if you're an NRI. I use NoBroker for my flat in Sector 75. They're okay, but do your research.
Hidden charges toh sabke hote hain! Check the fine print of your agreement carefully. Lawyer leke jao possession ke time.
Haan, lawyer is a must! Mera bhi experience kharab tha with hidden charges. They tried to charge me for things that were clearly mentioned as included in the agreement.
ATS Greens Village resale is pretty good, I've seen. But overall, for resale, Godrej Golf Links is probably safer. Thoda premium hai, but worth it for peace of mind.
Don't forget to factor in the new Noida International Airport in Jewar. It's already impacting property values in the surrounding areas.
I invested in an ATS project in Sector 150 three years ago. Construction quality is okay, but the amenities are still not fully functional. Big mistake not checking that before booking!
Amenities incomplete? That's typical! Builders promise the moon and deliver… nothing. RERA mein complaint karo!
Sector 150 is booming though! What's the current rate there? I heard it's around 7k per sqft?
ATS and Godrej, both are decent options for resale in Noida. But honestly, it depends on the specific project and location. Which sector are you looking at? That makes a big difference, bhai.
Resale after 5 years? That's a gamble! Noida market is so volatile. But generally, Godrej has a slight edge in brand value. ATS construction quality can be hit or miss. Hidden charges are a definite problem with almost all builders, be prepared.
Exactly! Volatile is the right word. One metro extension and prices skyrocket, another scam and everything tanks.
Godrej edge is true, but their prices are also usually higher to begin with. So, ROI might not be that different in the end.
