Noida property legal checks & loan process for first-timers?
Been looking for 6 months now and Noida's property market is a maze. I'm seriously considering a 2BHK from Oneiric Infrastructure, maybe in Sector 52. The price looks okay, but honestly, I'm clueless about the legal side of things. My parents keep saying 'RERA check karo, title clear hai kya dekho', but I had no idea what to even ask for. What specific documents should I be verifying for these legal checks? And what about the encumbrance certificate? Is it really that critical? Also, for the home loan process, which banks gave you the smoothest experience and best rates? I'm talking actual ground-level stuff, not just what they advertise. Any red flags to watch out for with bank processing fees or hidden clauses? Am I overthinking this, or is it genuinely complicated?
