Noida folks, are you finding better property deals lately? It seems like the market is correcting itself. Overpriced properties are disappearing and new project launches have slowed down. Inventory is low, so there's less to choose from, but sales in new projects have also dropped. Basically, there's less hype and more real demand driving prices. This could mean a cleaner market, but also fewer options. Is this a good or bad thing for genuine homebuyers in Noida?

So, what's the bottom line? Should I buy now or wait longer? Confused!
It’s good for end users. Investors will take a hit. I am ok with this.
Anyone knows the current circle rate in sector 78? Trying to figure out the stamp duty.
Inventory low hai toh rates kaise kam honge? Basic supply and demand. Unless interest rates go crazy high, I don't see a major crash happening.
I think it depends on the micro-market within Noida. Some sectors are still overpriced, others are offering good deals. Do your research!
Check amenities completion before booking, I made that mistake. Paid for a clubhouse that still doesn't exist!
Anyone have experience with the new ATS project near the Noida-Greater Noida Expressway?
For genuine homebuyers, this is a good time to negotiate. Builders are more willing to offer discounts to close deals.
Be careful — this builder has 3 delayed projects in Noida Extension. Check RERA registration number before you invest anywhere.
I bought a property in 2019 in Sector 143b. Paid almost 80% but the project is still incomplete. Builder ne phir se date extend kar diya lol. Feeling so frustrated.
Totally agree that the market is getting cleaner. Less black money floating around, more transparency. RERA has helped a lot.
Has anyone noticed the impact of the new Jewar airport on property prices in Greater Noida West? I feel like that's a bigger factor than any 'correction'.
Definitely! Jewar is a game-changer. Long-term investment ke liye Greater Noida West is a good bet.
I think it's a good thing for genuine homebuyers. The speculative investors are being weeded out. Now it's about actual need, not just flipping properties.
Sector 150 ka avg rate 7k/sqft hai abhi. Anyone seen anything cheaper and decent?
7k? Which project? Godrej Nurture is still quoting higher.
Check out some resale properties in Sector 143. You might find something slightly lower.
Possession mila kya kisi ko Supertech Emerald Court mein? Still waiting...
Bhai, Supertech ka naam mat lo. Heart attack aa jayega.
I disagree. Maybe a slight correction, but demand is still high. Especially for 3BHKs near metro stations. Inventory is low, that's the main reason prices haven't crashed.
Totally agree yaar. 'Correction' is an overstatement. It's more like a pause. The moment a decent property comes up, it's gone.
Bhai, which metro station are you talking about? Sector 52? Sector 76? There's a huge difference in pricing in those areas.
Less hype is good, but fewer options? That's not ideal for a buyer like me. I'm looking for a specific layout and location. This makes the search even harder.
Mera bhi same experience tha 2 years ago. I was looking in Sector 137 and everything was either overpriced or under construction for ages. Finally settled for something smaller than I wanted.
Correction toh door ki baat hai. Interest rates are rising. Banks are being so strict with loan approvals. How are first-time buyers supposed to enter the market?
Finally! Kuch toh sudhar ho raha hai. I've been tracking Sector 75 prices for months and they've definitely stagnated. Overpriced flats are just sitting there.
