Noida property: My costly possession lessons

From my experience, possession ke time pe builders extra charges chipka dete hain. I've seen this pattern again and again. One thing I've noticed is that construction quality varies a lot. I bought a flat in a project a few years back. Plaster cracks and seepage started within a year. Another friend bought in another project and he didn't face these issues. I'm not sure if it's worth paying extra for a 'premium' builder. Has anyone else faced this? The data shows that RERA compliance isn't always a guarantee of quality. Am I the only one who thinks so? Should I just stick to investing in resale properties?
