Noida property negotiation: Is it just a myth?

Gijhore — everyone talks about its potential, but I'm looking at a 3BHK there with Vardhman Group. Sab bolte hain builders se negotiate karo, but honestly, kitna off milta hai ₹1.2 Cr ki property pe? I'm already in a 2BHK in Sector 137, looking to upgrade, but this price jump... is it justified? Also, ye hidden charges ka kya scene hai? PLC, parking, maintenance deposit, electricity connection... yeh sab end mein surprise banke aata hai. Shouldn't builders be upfront? Matlab, is the all-in cost ever what they quote initially? I feel like negotiation is just a formality, aur hidden charges toh fix hain. Change my mind.
