Noida property owners: Logix vs Panchsheel for investment?
I'm based in Dubai and can't visit, so need your help! Logix Blossom Greens and Panchsheel Pratishtha both ready to move. Which is better ROI? Heard carpet area in Logix is less. Plus, maintenance charges kya hai dono mein? Need property manager recs too!

Both projects have their pros and cons. Logix is huge, more amenities maybe, but carpet area issue. Panchsheel better location. Ultimately, for NRI, rental yield and management ease are key. Did anyone get good tenants in Logix recently with decent rent?
Maintenance charges Logix mein around ₹3.5-4 per sqft hain, Panchsheel mein thoda kam ho sakta hai, around ₹3. But these keep changing. Property manager ke liye, avoid the ones who promise too much. Meri ek friend ne Ajayabpur mein property li thi, unko ek manager ne bahut loota. Look for smaller, local agencies with good word of mouth, not big names. They are more accountable.
Property manager ka toh bahut dhyan rakhna padta hai. Mera experience Alistonia Estate mein bahut kharab raha tha. The manager promised high rental yields, but the property stayed vacant for months, and he didn't even inform me properly. Ended up losing money. ₹75 L minimum for a first-time buyer is a lot, yaar. Current market mein itna invest karna, thoda dar lagta hai. Kya ROI utna justify karega?
Haan, Logix mein carpet area ka issue hai. Mere ek dost ne wahan liya tha, super built-up dikhate hain, par actual usable space kafi kam feel hoti hai. Plus, common areas ka calculation bhi thoda tricky hai. I'd say physically verify karna must hai, but since you're in Dubai, maybe a local agent can do a video tour with measurements. It's a big project though, 2267 units, so amenities might be good.
Bhai, investment ke liye Noida thoda risky lagta hai ab. Especially if you can't visit. ROI utna high nahi milega jitna pehle milta tha. Property manager bhi bharosemand milna mushkil hai.
