Noida property owners: Regrets, joys, and hard truths?

Since January I've been comparing Gaurs Group and others for a flat in Noida. Gaursons Gaurs Platinum Towers looks good, but I'm hearing mixed reviews. On-time delivery ka track record seems inconsistent, right? My parents keep saying to check for hidden charges at possession – like PLC or EDC – anyone faced this? Honestly not sure if I should trust the initial quotes. Also, resale value after 5 years matters a lot. Which builder generally gives better ROI in Noida, Gaurs or someone else? Ab samajh nahi aa raha. Any insights from current residents would be great! Need some real, unbiased opinions. Hope this helps someone avoid my confusion.
