posted on 4 AprNoida property owners: resale value in which projects?
Currently in a 2BHK in Sector 75, Noida. Thinking of upgrading to a 3BHK. Is it worth paying the premium for a builder like Godrej? Heard mixed reviews about resale value. Has anyone seen good appreciation in their Godrej projects? Ya fir should I consider someone else?

End of the day, resale value depends on how well you maintain the property. Keep it clean, fix any issues promptly, and it'll fetch a better price.
Did anyone check the latest property rates in Noida? Apparently, they've gone up again. Abhi lena hai toh le lo, warna aur wait karna padega.
Godrej is good but check for hidden charges. I had a bad experience with them in Gurgaon.
Hidden charges are the norm, not the exception. Always negotiate everything upfront.
True that! They'll try to squeeze every last rupee out of you.
So, OP, which project are you leaning towards now? Have you visited any sites yet?
Consider the maintenance charges too! Some builders charge an arm and a leg. It eats into your profit when you resell.
Check the OC (Occupancy Certificate)! If they don't have that, you're in trouble down the line.
My advice: talk to existing residents in the project. They'll give you the real scoop. Builders will only tell you what you want to hear.
Don't forget to factor in stamp duty and registration charges when calculating your overall cost. It's a significant amount!
Ultimately, it depends on your risk appetite. If you want a relatively safe bet, stick to established sectors like 75. If you're willing to take a gamble, explore emerging areas.
Possession status kya hai for the Godrej project you're looking at? Delayed possession is a killer for resale value.
This is the most important question! Don't get swayed by fancy brochures. Check the possession timeline.
Agree. Delayed possession is a nightmare. Mera bhi same experience tha 2 years ago with Supertech. Never again!
Honestly, Godrej is a decent brand. But resale is about the overall market. Noida Extension is still cheaper, but resale is slower. Sector 75 is a safer bet, but premium. Weigh your options.
Yaar, builders are all the same. They promise the moon and deliver a crater. Read the fine print before you sign anything.
Godrej Woods or Godrej Palm Retreat? Woods is supposed to be better, but Palm Retreat is closer to the metro. It's a trade-off.
Don't just blindly trust the builder's promises. Check the RERA registration number. See if there are any pending complaints against the project. It's all online!
Good point! RERA website is your best friend. Saved me from a disaster once.
Where do you find the pending complaints section specifically on the RERA website?
Sector 150 mein dekh lo. Lots of new projects coming up. But resale value... who knows? It's a long-term game.
Sector 150 is still developing. Good for investment, maybe not for immediate living.
True. Plus, Sector 150 has that sports city thing. Lots of noise and construction still happening.
Agree with U2. Sector 75 is prime. But Godrej... depends on the project. Which Godrej project are you eyeing? Some have better track records than others.
Bhai, resale value is a gamble. Market conditions bhi toh dekho. Rates are already sky high. How much appreciation are you expecting?
Exactly! Inflation is killing us all. Plus, the new metro line is pushing prices up everywhere.
Metro line is a double-edged sword. Traffic bhi badh gaya hai yaar. Sector 78 mein toh roz jam hota hai.
U5, true that! But metro connectivity is a HUGE plus for resale. Think long term. Renters will pay more for convenience.
Mera personal experience: I bought in Mahagun Moderne 5 years ago. Thought it was a great deal. Resale mein I barely broke even. Location was good, but maintenance charges were insane. Lesson learned: factor in everything!
Mahagun! Arre, their maintenance is a scam. Friends are still fighting with them over basic services.
Haan exactly, Noida mein yahi problem hai. Maintenance charges are a black hole. Koi regulation nahi hai.
Sector 75 is already pretty developed, right? Godrej ka premium is justified only if you're looking for specific amenities or a very high-end finish. Otherwise, maybe explore some of the other options in the same sector? What's your budget?
I've heard mixed things about Godrej Eternia specifically. Some people are saying the construction quality isn't as good as their earlier projects. Resale mein, location matters more than the builder in Noida, honestly.
