Noida property owners, which sector offers best amenities?

Selling the big family house, kids have moved out, so now I'm looking at something manageable in Noida. Sector 95 looks promising, near the hospital, but is it overpriced? What are the society maintenance costs actually like? I've heard SS Group is decent. Under-construction vs ready-to-move is giving me a headache, honestly not sure if the lower price is worth the risk of delays. Anyone else downsizing in Noida? Any tips on negotiating prices, especially with resale of existing property? Want something with an elevator, obviously. Should I avoid construction-linked plans? It feels like a trap.
