Visited a couple of projects in Sector 80, including Neoshape Infratech, over the weekend. Honestly, fed up of renting now, landlord ne rent badha diya phir se. Finally thinking of taking the plunge in Noida. My budget is around ₹1.2 Cr for a 3BHK. Builders are pushing construction-linked payment plans. Is that smarter for an investor like me, ya I should go for a bigger down payment for a better deal? Not sure about the ROI math there. Also, negotiation kitna possible hai in Noida? Can we really get a spot discount, ya bas 2-3% hi milta hai? Aur hidden costs like PLC, OC, maintenance, will they kill my ROI? Need community ka advice on total cost of acquisition.
